Sustainability Initiatives

200 West Madison is a 45 story, 928,000 square foot Class A office building constructed in 1982. Strategically located in Chicago's Central Business District at the corner of Madison and Wells Streets, the building is steps away from the City's elevated, subway, bus, and Metra train stations for convenient access for both City dwellers and suburban commuters.

Continuous attention to energy management and integrating technology as a best practice has resulted in 200 West Madison achieving recognition through numerous industry certifications, and cost savings through the creation of the resulting operating efficiencies.

In 2015, 200 West Madison became the first building in Illinois and second in the world to have certified LEED® Gold using the new LEED® Dynamic Plaque™ platform. The LEED Dynamic Plaque program, (relaunched to LEED v4.1 Operations & Maintenance, and is the pathway for LEED recertification), measures on-going real time building performance data; evaluating the current period practices and results regarding energy, water, waste, transportation and human experience at the property. By evaluating the ongoing data, the building team can utilize the Arc platform as a tool to assure performance.

The property was also distinguished in 2015 when it received the IREM® Certified Sustainable Property designation. Again on the forefront, 200 West Madison was the 2nd property in Illinois to have received this new certification, which mirrors LEED standards and benchmarks. This certification further demonstrates our commitment to sustainable operations by utilizing another tool available to the team to ensure optimal performance.

200 West Madison is also Energy Star rated, and the team utilizes the Portfolio Manager tool in Energy Star on a monthly basis, and the information gathered for Energy Star is evaluated based on expectations for the month based on weather, occupancy, and run hours.

In 2019, 200 West Madison obtained Fitwel certification under the multi-tenant base building project type. Fitwel is the premier certification system for optimizing buildings to improve health and productivity outcomes through targeted improvements to workplace design and operational policies. Designed to support a healthier future where every building is enhanced to support the wellbeing of its occupants and surrounding communities, Fitwel is organized around specific, incremental changes that will foster a healthier workplace, regardless of size, construction year, or location.

200 West Madison also participates in demand response with the local utility company, and has committed to reduce energy loads during high demand times. Earth Hour is a grassroots movement uniting people to protect the planet; Chicago being one of 7,000 cities involved. The one-hour "lights off" event remains to be the most supported building event and a key driver in tenant involvement of 200 West Madison’s sustainability goals.
